Who needs a letter?

Each applicant gets their own signed letter, priced per applicant. You upload their documents after paying.

What you will upload after paying
  • A photo ID for each applicant (driver's license or passport)
  • Federal income tax returns (Form 1040, all pages and schedules) for the two most recent years
  • Optional, recommended: IRS tax return transcripts for the same years. Letters backed by IRS transcripts carry more weight. They are free from your IRS online account.
  • Optional: a year-to-date profit and loss statement or recent bank statements, if the landlord wants current income

What happens next

  1. You pay on a secure Stripe payment page. Nothing is uploaded or prepared before you pay.
  2. You upload each applicant's photo ID and tax returns through your private link.
  3. A licensed CPA prepares and signs a letter for each applicant, and we email you the PDF.

Each letter carries a Letter ID and QR code the landlord can check on our lookup page. The lookup never shows your figures.

Before you continue

  • Your information and documents must be true, complete and current. The CPA relies on them and does not independently verify them.
  • The letter reports amounts from your documents. It is not an audit or review, and the CPA gives no assurance beyond what it says.
  • Whether the landlord accepts the letter is up to them, so check what they need.
  • You pay before uploading and before any work begins.
