A CPA-signed statement of net worth for your board, landlord or lender
A CPA net worth statement is a letter, signed by a licensed CPA, that lists your assets and debts and your net worth as of a date. Co-op and condo boards, landlords and lenders often ask for one. We prepare it from your documents for $150 per person, or $250 if it includes real estate, a business or a trust.

Who asks for a statement of net worth
If someone needs to see your financial standing before they say yes, a CPA-prepared statement gives them a clear, signed summary instead of a stack of account statements.
Co-op boards
Purchase and board packages often ask for a statement of assets and liabilities.
Condo associations
For purchase approvals and applications that ask for proof of financial standing.
Landlords
For lease applications, guarantors and management companies that want more than a pay stub.
Lenders
When a bank or private lender asks for a personal financial statement.

What's on your statement
- Your name, who the statement is prepared for, and the "as of" date
- Your assets by type: bank, brokerage and retirement accounts
- On a Complex statement, real estate, business interests and trusts too
- Your debts: mortgages, car and student loans, credit cards and lines of credit
- Your total net worth
- The CPA's signature, name, firm and license number
- A Statement ID and QR code the recipient can check online
What you'll need
- A photo ID for each person (driver's license or passport)
- A current credit report for each person, free from AnnualCreditReport.com
- Your most recent bank, brokerage and retirement statements, ideally within 30 days
- A statement for every debt
- Complex only: a valuation for each property (tax assessment, appraisal or broker opinion) and a document showing the value of each business interest or trust

A statement the recipient can check
Every statement carries a unique Statement ID and a QR code. The board, landlord or lender can look it up on our statement lookup page to see who it was prepared for, the dates, and the signing CPA's name, firm and license number. They can also confirm their copy is the original, unaltered file. The lookup never shows your financial figures.
Good to know before you order
The statement is prepared from the documents you provide. It is not an audit or a review. Whether a board, landlord or lender accepts it is their decision, so check what they need, including any required date or format. If you choose Standard and the CPA finds real estate, a business interest or a trust that needs a Complex statement, you will be asked to pay the difference before it is issued.
Frequently asked questions
What is a CPA net worth statement?
It is a letter signed by a licensed CPA that lists a person's assets and debts and the resulting net worth as of a stated date. It is prepared from the documents the person provides, such as bank, brokerage and retirement statements, loan statements and a credit report.
Who asks for a statement of net worth?
Co-op and condo boards often ask for one as part of a purchase or board package. Landlords and management companies may ask applicants or guarantors for one, and lenders sometimes ask for one too. Check exactly what the person asking needs, including any required date or format, before you order.
How much does a CPA net worth statement cost?
$150 per person for a Standard statement, which covers bank, brokerage and retirement accounts and your debts. $250 per person for a Complex statement, which also includes real estate, business interests or trusts. A couple applying together can order one joint statement for $200, or $325 if Complex. Rush is $50 more per statement. You pay before any work begins.
How long does it take?
Most statements are issued within 24 hours of receiving all of your documents. Add Rush and it is issued within 6 hours. Tell us the date you need it by when you order. Turnaround starts once every document is in, so upload everything at once.
What documents do I need?
A photo ID for each person, a current credit report (free from AnnualCreditReport.com), your most recent bank, brokerage and retirement statements, and a statement for every debt such as mortgages, car loans, student loans, credit cards and lines of credit. For a Complex statement, add a valuation for each property and a document showing the value of each business interest or trust.
Is a net worth statement an audit?
No. The CPA prepares the statement from the documents you provide. It is not an audit or a review, and the CPA gives no assurance beyond what the statement says.
We're a couple applying together. Do we need one statement or two?
Most couples buying or renting together need one joint statement: both names, your combined assets and debts, with joint accounts counted once. It costs $200, or $325 if it includes real estate, a business or a trust. Each of you still uploads your own photo ID and documents. If the board asks for a separate statement for each person, choose that instead, at $150 per person.
Is this the same as a personal financial statement?
Many lenders and boards use "personal financial statement" for the same summary of assets and debts. Ours is prepared and signed by a licensed CPA from your documents. If the person asking requires their own form, check whether they will accept a CPA-prepared statement instead before you order.
Can the board or landlord check that the statement is genuine?
Yes. Each statement carries a Statement ID and a QR code. Anyone holding it can look the ID up on our site to see who it was prepared for, the dates, and the CPA's name, firm and license number, and can check that their copy has not been altered. The lookup never shows any financial figures.
Will my board, landlord or lender accept it?
That decision is theirs. Many accept a CPA-prepared statement, but requirements vary, so confirm what they need before you order.
